No we do not.

No, The Waterview is a smoke-free community.

Pricing, Fees, & Deposits
How much is the security deposit?
The standard security deposit is $150 for a one bedroom and $250 for a two bedroom. Additional deposit may be required upon screening results.
Which utilities are included in rent?
No utilities are included in rent.
What utilities am I responsible for
Water/sewer and electric.
When is rent due and what payment methods are accepted?
Rent is due on the 1st of every month, and late on the 5th. All payments can be made through the resident portal by bank account, credit card, or debit card.
Move-In, Lease Terms
What lease terms do you offer
We offer 3-15 month leases.
What is required on move-in day
Lease signature, first payment, and verification of renter’s insurance and electricity.
Do you allow subletting or lease transfers?
No subletting allowed. For details on early termination or transfers please reach out to our leasing team.
What is your move-out policy?
We require a 60-day notice to vacate in writing.
Amenities & Lifestyle
What amenities do you offer?
The Waterview offers a 24-hour fitness center, clubroom, market lounge, and game room. We proudly offer a sauna, resort-style pool and pet park/spa as well.
Are amenities open 24/7?
The fitness center, clubroom, and game room are available 24/7.
Can residents reserve amenity spaces for private events?
The clubroom can be rented out for events for any day besides Holidays and Sundays. Please contact the leasing team for more details.
Is Wi-Fi available in common areas?
Yes, we offer Wi-Fi in common area spaces.
Do you offer a guest suite for visitors, and what does it include?
No we do not.
Is parking available onsite
Parking is first come, first serve. We do have carports and garages available for rent as well.
Do you offer EV charging stations?
No
Is bike storage available?
Bike storage is not available.
How does package delivery work?
We have a package room located in our mailroom. You will receive a code from Luxer One to retrieve your package upon arrival.
Are there resident events or community activities?
Yes. Notifications about resident events will be sent to you via e-mail.

How do residents reserve the guest suite, and what is the nightly rate?
We do not have a guest suite available.
Is guest parking avaiable?
Parking is first come, first serve. We ask that guests utilize a space in the back of the community to allow parking for residents by their building.
How do guests access the building?
Please have your guests contact you to gain access to the gates via the Brivo system.

We are located in between Waterside Estates and and Aliana in Richmond, TX.
What shops, restaurants, and grocery stores are nearby?
HEB and Kroger are both within a mile. Aliana Shopping Center, Waterview Town Center, and Shops at Bella Terra are all near by and have an abundance of shopping and dining.
What schools is the property zoned to?
The Waterview is in Fort Bend ISD. We are zoned to Neil Elementary, Bowie Middle School, and Travis High School.
What universities are close by?
University of Houston- Sugar Land branch is the closest university to our community.
How close is the nearest public transit stop?
Mission Bend TC is the closest bus stop to us located 6.5 miles from our community.
